Air BNB & Short Term Rentals in Vancouver:
This compilation serves as a useful reference for identifying buildings currently permitting Airbnb and other short-term rentals/accommodations. Short-term rentals in Vancouver are defined as rentals lasting fewer than 30 consecutive days by the city and fewer than 90 consecutive days by the province. For this list, the city's definition is adhered to.
City of Vancouver and Province of BC bylaws must be adhered to; familiarize yourself with these regulations before purchasing a property intended for short-term rentals. I've summarized these bylaws at the end of this post. According to COV Bylaws: "A short-term rental can only be operated from your principal residence—the home where you live." The province defines a principal residence as "the residence where an individual lives for a longer period during a calendar year than any other place."
To the best of my knowledge, this list is current as of October, 2022. It may not include buildings undergoing recent or ongoing short-term rental bylaw modifications. Certain buildings are more short-term rental-friendly than others. For assurance regarding a building's current stance on short-term rentals, please cross-reference the building bylaws and strata council records before purchasing, or reach out to me.
Important to note:
If you buy into any of these buildings, failure to comply with City of Vancouver bylaws and Provincial regulations concerning primary residency can lead to fines, legal issues, and potential tax problems down the line. Vancouver's real estate market in this regard is intricate; consider hiring a short-term rental expert for guidance.
